These Terms are a legal agreement between you and HouseFile, the seller of the HouseFile service (“HouseFile”, “we”, “us”). By creating an account or purchasing a report you agree to these Terms.
1. The service
HouseFile compiles property history records — permits, repairs, inspections, claims, warranties and contractor work — into a report for a given address. Reports are compiled from public records and user-submitted documentation. We do not warrant that a report is complete or free of error, and a report is not a substitute for a professional home inspection, survey, appraisal or legal advice.
2. Payments and merchant of record
Our order process is conducted by Stripe, our payment provider. For eligible orders Stripe acts as the merchant of record and is responsible for taking payment, calculating and collecting applicable taxes, and handling billing enquiries, refunds and chargebacks on our behalf. Where Stripe does not act as merchant of record, HouseFile is the seller and Stripe processes the payment on our behalf.
3. Accounts
You must provide accurate information, keep your credentials secure, and are responsible for all activity under your account. You must be at least 18 years old.
4. Purchases, plans and renewals
One-time report purchases grant access to that property's full report for 30 days from purchase. Subscriptions grant unlimited report access while active and renew automatically each billing period until cancelled. You may cancel at any time from your account; access continues until the end of the paid period. Prices are shown before purchase and may change with notice for future billing periods.
5. Licence and acceptable use
Reports are licensed to you for your own personal or professional evaluation of a property. You may not scrape, bulk-download, resell, redistribute or create a competing database from HouseFile content. You may not upload unlawful, fraudulent or infringing material, misrepresent property records, attempt to bypass access controls, or interfere with the service.
6. User-submitted records
You retain ownership of documents you upload, and grant us a licence to store, process and display them as part of that property's record. You confirm you have the right to submit them.
7. Intellectual property
HouseFile, its software, branding, report formats and scoring methodology are our property or that of our licensors and are protected by intellectual property law.
8. Suspension and termination
We may suspend or terminate your account, with or without notice, if you breach these Terms, misuse the service, or if required by law. You may close your account at any time.
9. Disclaimers and liability
The service is provided "as is". To the maximum extent permitted by law we exclude implied warranties, and our aggregate liability is limited to the amount you paid us in the 12 months preceding the claim.
